Never ending inspections

It seems we are in a state of never ending inspections. We were granted our plumbing and electrical permits weeks ago, but the HVAC inspector has been slow to show up on site and has made the HVAC subs changes things twice already. I am really hoping we got our HVAC sticker today. IF we did, the GC can call for the framing inspection on Monday.

We are still a week out on getting in the rest of our siding from Nichiha and the garage floor was supposed to be poured Thursday or Friday, but so far, no floor. We are waiting on the stone, which needed to be special ordered. The garage doors haven't been stained yet, but after the garage floor has been poured and the dry wallers are done, they will be installed and stained on site.

This is a very frustrating stage, but hopefully, when we come out the other end, things will really start moving again.

A Milestone. I ordered our last light fixture today.

Siding 75% done

The siders are really moving. I would say they are 75ish percent complete. They still have the entire back of the house to do (which is mostly windows but makes for a lot of cuts).

Here is the right side of the front of the house. The lower portion will be stone and the garage doors will be cedar wood doors to match the siding. The braces will all be painted to match the trim color which is basically the cladding color on the windows.

Here you can see how they are trimming out the windows. I was concerned they were going to skip the "sill" but they had been added over the siding today.

The back of the house is looking really good also (even without the siding). They have all the windows trimmed except the very highest one in the dormer. (I wouldn't want to go up that high either)

My only concern is that they appear to be out of siding... I'm hoping that the correct amount was ordered and that there isn't a long delay waiting for more to arrive.

More siding pictures

Every time I go out to the house I like the siding a little bit more! Today they were still working on the North wall and the front of the garage. I can't imagine having to make that many cuts for all the gable roofs, windows and dormers, but they are doing a great job.

The siding is creeping up

Went out in to the house today in time to see that we in fact do have real, not phantom siders. They were there working and I'm still in love with the siding. I got up the gumption to ask them how it was going and they said "better than expected". They were leery since they had never done it before, but aside from the nastiness when the board is cut (my installer compared it to asbestos, hmmm...) they said they are going on easily and that they are much more sturdy than Hardie. The sun was "in the way", darn sun, but here are a few shots...

Oh my lord, we have siding...

It is finally going on. I'm not sure if our GC started hanging it himself to prove it could be done or if he found a real sider, but we actually have a little of our Nichiha siding installed. I'm over the moon happy with the result! Here are a few pics. I have no idea how long it will take them to complete the job, but I love the color and the look! Tonight I will sleep a little easier...

Almost ready for inspections

It looks like we are almost ready for inspections. The HVAC and plumbing rough in are complete and I think the electricians probably finished up today. I have one more set of Cat5e cables to pull which will eventually run to the dock and then I'll call the low voltage wiring "good". Once we pass inspections, drywall will begin. I'm looking forward to seeing some real walls. I'm sure it will change the spatial perception in the house to not be able to see between the rooms.

Basement REALLY Framed!

We went out to the house to check on progress after being away for a week. Some things were further along than expected, some not as far along as hoped for and some were just plain shocking. The biggest surprise was the basement was completely framed, and wasn't supposed to be. The framers were supposed to be only framing in a couple of walls to allow the shop to be isolated from the rest of the house and to install a utility sink, but there must have been a miscommunication between the framers and the GC while we were away, because the entire basement was framed. It seems we are ending up with much more house than we intended! First the upstairs and now the basement. I'll talk to the GC tomorrow to see what happened.

However, the good news is that there was a lot more done. It looked like HVAC and most of plumbing rough in was complete. The monster tub was in the boys bathroom

And the wrong tub was sitting in the shop waiting to be installed in the basement bath. I'm hoping it wasn't installed because they realized it was a bath/tub combo versus a shower.

Electrical looked to be about 75% done. I know they are expecting me onsite on Monday to discuss the basement. Since the framing is complete, I can now run the low voltage wire on the lower level and verify all the line voltage wiring on the upper floors.

Our front door was on, but not a whole lot to look at because it has a fairly ugly but highly functional bang door installed.

Finally, our roof was mostly done. There were workers there on a Sunday, so I assume they are trying to get it completed.

I'll know a lot more on Monday when I stop by the site to coordinate everything, but we are very happy with the progress in the last two weeks. Looking forward to drywall and starting to apply finishes.
